So, you've heard about a final closing meeting? Forget it. One more thing that you should keep in mind is that you should get your loan in place before you start your home searching, especially during this sellers' market. Before we get into the escrow process, we need to know about real estate agents and what a buyer searching for an Encinitas home should look for in their agent. In Encinitas, anyone who is offering to buy, sell, or lease Encinitas real estate for compensation must be licensed by the California Department of Real Estate (CDRE). CDRE provides two types of licenses: Brokers and Salespersons. A broker or salesperson can also be referred to as a Realtor. Once deposits are completed, the seller must be paid, the seller's mortgage is paid off, and any other liens on the property must be zero balanced.

In maximum cases, the buyer usually does the house inspected by professionals, at his/her own expense, according to the contract. When the title is recorded, the escrow company notifies the agents about the date when the buyer becomes the owner of the house. Since all process of signing documents had been done prior to the close of escrow, and had been delivered to the escrow holder, there is no need for the final meeting of both the parties. But sometimes it is essential for the seller to stay in the property after the close of escrow, and this staying back or holding over is handled by another agreement. After the close of escrow the parties will be provided with a settlement statement which will show the charges and credits for each party.
